SpeedContracts Documents

This is a list and descriptions of the documents included in SpeedContracts.  You may review and print the actual documents themselves by simply downloading the SpeedContracts Demo onto your computer.


Micro Contract

This is the shortest contract in the program.  The specifications, terms and conditions on the front of the contract.  This contract is perfect for small repair jobs and similar small projects with short descriptions.  This contract does not require any other documents.

Long Micro Contract

Same as Micro Contract except printed on legal size paper to accommodate more specifications.

Mini Contract

Very similar to the Micro Contract except the terms and conditions are not on the front of the contract.  Instead, there are separate, more complete terms and conditions (Mini Terms) that need to be printed on the back of the contract.  This will require that you run the document through your printer twice.  This contract contains room for specifications on the front, and you can add additional specification pages as needed.  This contract is designed for projects between $2,000 and $20,000.

Long Mini Contract

Mini Terms & Conditions

These are the Terms and Conditions that are designed to be printed on the back side of the Mini Contract.  This will require you to run your document through your printer twice.  If you prefer, you could print these Terms and Conditions on a number of otherwise blank pages in advance, and then they would be ready when you needed them.

One Page Contract

An ideal all purpose remodeling contract printed on legal size paper.  This contract is ideally suited for printing as a multi-part form.

Standard Contract

This is the Front Cover Page for the Standard Contract.  This page contains the general agreement, the list of contract documents, and the signatures.  This document requires terms and conditions to be printed on the back side.  This contract also requires the Price and Payment Schedule, and additional separate specifications, as well as any other addendum that may necessary for the specific project.  This contract is designed for projects from $10,000 up to $50,000.

Price & Payment Schedule

This is the second page of the Standard Contract.  It contains the contract price and the draw schedule.  This document requires the 2nd page of the Standard Terms and Conditions to be printed on the back side.  The draw schedule contains a number of formulas that will calculate the draws as a percentage of the basic contract price.  The fixed cost allowances are in a separate lump sum draw which keeps this money separately accounted.

This is the second page of the Terms and Conditions that is intended to be printed on the reverse side of the Standard Contract.  This specific page of the terms and conditions should be printed on the reverse side of the Price and Payment Schedule.

Construction Specifications

This page is an addendum that can be used for writing the construction specifications for any of the contracts.  There are actually three pages, the 2nd and 3rd page are below the 1st page and can be viewed by using the Page-Down key.  If you need more than three pages to describe your project, you should consider PowerTools Software's SpecWriter program.

Time of Completion Addendum

This addendum may be used with any contract.  If is carefully worded to protect you from loopholes involved in giving the Owner a completion date.  You will need to read it entirely, including the underlined entries that establish the various time limits and penalties.

Additional Terms & Conditions

This addendum may be used with any contract.  It provides you with a place to include any additional terms and conditions the contract may need.  Additional terms and conditions are contractually related issues, as opposed to specifications, which are constructed related issues.

Builder's Limited Warranty

This addendum may be used with any contract.  As a practical matter, it's probably too big for the smaller projects.  This warranty provides a number of legitimate limitations and protections on your warranty exposure.  It is intended to be a contract exhibit that you will sign and issue to the Owner upon the completion of the project.  It does not require the Owner's signature.  It's helpful when you are dealing with Owners who somehow feel that they need a separate warranty document.

Right of Rescission

This is the standard Right of Rescission form mandated by Federal Government Statutes.  In practice, you shouldn't change anything on it.  To protect yourself, you should be giving two copies of this form to each person who signs a contract.

Legal Notices

This is an extra page that we provided specifically to allow you to add any notices or wording that may be required by your state or local government.  In example, SpeedContracts includes the Construction Industries Recovery Fund Notice required by the State of Florida.

Confirmation of Instruction

This is our popular Confirmation of Instruction form that serves as a Change Order, Product Selection, Extra Work Order and a Communication form between you and the Owner.  Technically, it's not a part of the other SpeedContracts documents, but so many people have asked us for it that we decided to include it in the program as an extra bonus.
